Description / Requirements

A dynamic and fast growing Real Estate company seeks to hire an REO Officer for its offices, based in Cyprus.

 

The position reports to the REO Manager of the company with initial focus on the assessment of various investment proposals for its portfolio of properties. 

 

Main Duties: 

  • Financial Modeling
    Prepare comprehensive financial models (including P&L, Cash flow and lending analysis) in order to analyze prospect real estate investment projects as well as ongoing real estate investments. The financial models should integrate such level of automation so as to provide the possibility to analyze different scenarios and permit adequate sensitivity analysis.
    Review financial models prepared by third parties with the aim to identify potential modeling errors distorting the results  
  • Presentations
    Prepare presentations in power point or word for investors (e.g. investment teasers/proposals) as well as presentations for internal use (investment proposals, investment reviews).
  • KPIs Monitoring & DD Reviews
    Prepare KPIs with regard the performance of the entire REO portfolio (e.g. rent yields, ROI, value and number of sales) on a monthly, quarterly, semiannual and annual basis.
    Facilitate ongoing due diligence processes performed by independent external advisors or internal auditors by searching, collecting from any other department of the company and/or the group requested data and providing it on a timely and organized manner (e.g. maintaining log for info delivered on a hard copy basis, emails for info provided electronically etc.). 
  • Document Management
    Maintaining proper document filing physical and electronic, through proper organized filling and by maintaining in/out log with regard the delivery of files from the physical data room to any internal or external permitted reviewer. 
  • Budgeting
    Assist in the compilation of the annual budgeting through the analysis of the revenues and costs of already developed and underdevelopment REOs. 
  • Market Research
    Conduct desktop market research with regard the real estate and hotel market as well as other researches as needed. 
  • Systems Support
    Assist in the installation of new ERP software with regard manual input of information.
    Support the continues improvement of the ERP software by providing feedback with regard any irregularities/errors either of info or in terms of functionality (e.g. data fields containing the designated and correct info – size property fall under appropriate field or the calculation of values is correct – total rent dived by size of property provides the right arithmetic result).

Candidate profile

Required Skills 

  • Bachelor degree in finance or business administration
  • 3-5 years experience in transaction advisory or restructuring of a BIG4 or in a top tier real estate advisory company.
  • Demonstrated understanding of financial modeling and business operations, as well as basic knowledge of finance and accounting. 
  • Aptitude for learning and use of systems and data base applications
  • Exhibit flexibility and willingness to take on new responsibilities and assignments as they are indentified 
  • Understanding of the inner workings of P&L, Balance Sheet and Cash flow statement. 

 

Knowledge Background 

  • Master’s degree in finance or business. Master’s degree in real estate or hotels administration will be highly appreciated. 
  • Bachelor degree in finance or business administration. 
  • Other professional degrees such as CFA or ACCA will be also high appreciated.
